Story is one of the fastest ways to build trust that leads to more sellers working with you.

In fact, research on memory consistently shows that people remember stories far better than they remember facts, statistics, or claims. That's why a line like "I'm a top listing agent" rarely lands.

Every seller has heard some version of it from every agent they've interviewed, and it doesn't give them anything they can actually picture or trust. What sticks, and what actually wins the listing, is the story behind the claim.

So, here's how to start putting that shift into practice right away.

AT A LISTING PRESENTATION

Instead of relying only on your sales numbers or a stack of comps, pair them with one specific story that shows the seller exactly what working with you looks like.

For example: "A recent seller needed to close quickly because of a job relocation. We brought in a stager the same week we listed, held a public open house that first weekend, had a complete social media strategy, and had multiple offers the first week. The sale closed right on the seller's timeline."

A story like that shows the seller how you’re able to get results and the proof of what you’ve been able to do in the past.

IN YOUR MARKETING AND SOCIAL CONTENT

Instead of posting "Just sold! Congratulations to my sellers" with a photo, tell the story behind it.

Try something like: "This home sat on the market with another agent for 74 days before my sellers called me. We repositioned the listing with new photos and video, created a new marketing plan, adjusted the price, and had three offers within a week. It all came down to the selling plan for this property.”

This post idea gives people an actual reason to read it, remember it, and think of you the next time someone mentions selling.

If a seller insists on pricing above every comp on the street, tell them about the seller who did the same thing last year. For example, “She was convinced her renovations justified a higher price. So, I pulled data on three overpriced homes nearby that had sat for months. We reviewed it together and agreed on a number. It sold in nine days for full price.”

A story like this addresses the concern directly, and it shows the seller you've handled it before, without ever sounding defensive.

Sellers are making one of the biggest financial decisions of their lives, and they're weighing your numbers and your character at the same time.
